Who we are

Following 32 years of industry experience, Gordon Cormack established Cormack Construction Management in 2005 in Madison, New Hampshire. Cormack is an award-winning residential design-build firm serving New Hampshire’s Lakes Region, Mount Washington Valley, and western Maine. We also create custom cabinetry, built-ins, molding, and trim through  The WoodWorks, our in-house woodworking division. We are focused on delivering quality in all that we do, building meaningful relationships with our clients, and giving back to our community.

How Much Will My Project Cost?

While every project is unique, our custom luxury home building and remodeling projects currently average $600 per square foot.  This average represents base construction costs for our standard luxury finish levels.  Factors such as site topography, custom cabinetry, and specialized smart-home integrations can affect the final project cost.

3-D Design: This 3-D kitchen design is from one of our custom home building projects. Our design team uses the latest 3-D design technology so you can virtually “walk around” your new living space before construction begins. This allows you to make real-time decisions, refining your living experience.


Our Design-Build Process

Cormack's design-build process breaks every project into phases to prioritize decision-making and remain on schedule. It starts with your vision and concludes with a thoughtfully designed, bespoke living space that exceeds your expectations. "We strive to get everything right for you, the way you want it, keeping you informed throughout the process," Joseph points out.


Phase One:  Preliminary Design

After getting to know you, your lifestyle, and your space requirements, our team creates a project program and scope of work. We determine relative room sizes and configurations and begin early elevation and massing studies. At the end of this phase, you will receive a complete set of schematic drawings that describes the basics of your new home. 


Phase Two:  Design Development

Your vision comes to life with a detailed project description and layout, including floor plans, interior and exterior elevations, building sections, and mechanical, electrical, and plumbing systems.  Building upon the schematic set delivered in the previous phase, we outline the specifics of your project. 


Phase Three:  Construction Documents

This phase ensures all documents are completed. All project specifications, detailed drawings, and material selections are reviewed and finalized. In addition, the final mechanical, electrical, and plumbing systems are clearly and accurately defined, resulting in fewer questions in the field. 


Phase Four:  Construction Oversight

During this phase, our designer, project manager, and site supervisor work closely together to ensure that your home is built to your exact specifications. Site walk-throughs and mechanical, electrical, and plumbing field locations are confirmed. Routine site visits ensure construction aligns with the design. A project “punch list” is created during your final walkthrough.
